Cuorvia provides property management support (rent paid direct to landlord) and property maintenance coordination services for landlords and letting agents.
We can support with tenant communication, inspections, access coordination, maintenance reporting, quotes and contractor scheduling.
We do not collect or hold tenant funds. Rent is paid directly by the tenant to the landlord.
2. Our Services
Our services may include:

Tenant communication and issue triage (management support)

Routine inspections and photo reporting (where requested / included in your plan)

Arranging repairs and maintenance works

Obtaining quotes from trusted contractors

Coordinating access and scheduling

Providing progress updates and completion follow-ups

Organising compliance checks through qualified partners (e.g., gas/electrical) where requested
We coordinate services but do not guarantee contractor availability or timeframes outside our control.
3. No Client Money Handling
Cuorvia does not collect or hold client money (including rent, deposits, or service charge funds).
Rent is paid directly from tenant to landlord.
For maintenance works, contractors invoice the landlord (or agent) directly and the landlord (or agent) pays the contractor directly, unless agreed otherwise in writing.
4. Landlord Responsibilities
Landlords (or the instructing agent) remain responsible for:

Legal compliance relating to the property and tenancy

Protecting tenancy deposits (where applicable)

Rent collection, arrears management and tenancy notices

Approving quotes / works before they are instructed (unless you have agreed written pre-authorisation limits)

Providing accurate property information and access details
Cuorvia is not responsible for losses arising from inaccurate information provided by the landlord/agent.
5. Third-Party Contractors
We work with vetted third-party trades and specialists.
These contractors operate independently.
Cuorvia is not responsible for:

Work quality

Delays
-
Costs set by contractors

Losses caused by third parties
Contractors operate independently and any contract for works is between the landlord/agent and the contractor, unless otherwise agreed in writing.
Cuorvia is not responsible for contractor workmanship, delays, or contractor-caused losses, but we will support reasonable follow-up coordination where needed.
6. Liability
We are not liable for:

Loss of rental income

Damage caused by tenants

Contractor delays or errors

Legal disputes between landlords and tenants

Missed deadlines outside our control

Rent arrears, loss of rent, or tenancy disputes

Tenant damage or tenant behaviour
Our role is coordination only. We always act with reasonable care and skill.
7. Complaints & Redress
We aim to resolve concerns quickly and fairly. If you have a complaint, please contact us first at info@cuorviaproperty.co.uk and we will respond within a reasonable timeframe.
If we cannot resolve the complaint, you may escalate it to our redress scheme: The Property Redress Scheme (membership details available on our website).
It is a legal requirement for letting agents and property managers in England to belong to a government-approved redress scheme.

Your personal information is handled in accordance with our Privacy Policy.
